As a rule real estate activity usually picks up in the Spring but this year activity in Folsom suddenly took off in January.  The graph below shows the trend continuing upward for the first quarter of 2016.

New listings increased but went pending very quickly.  Currently days on the market is down to an average of 15 days!  It's definitely a seller's market!  Buyer demand and low inventory has resulted in the average sold price going up.  Current average sold price is at $508,000.

This is a frustrating situation for buyers as they experience submitting offers that are not accepted.  Buyers need to be diligent, pre-approved for a loan and expect to pay full price.  The good news for buyers is that interest rates remain low.  30 year fixed is about 3.66% and 15 year fixed is about 2.89%.  It is anticipated that rates will remain low for the rest of the year.

Inventory is at 1.6 months, up 33.5%
